THE SHORT VERSION
Why do buyers choose Sylvania?
Sylvania delivers more house per dollar than Perrysburg, a school district large enough to offer programs smaller districts cannot, and a steady supply of new construction. It sits in the northwest corner of the metro, minutes from the Michigan line, the University of Toledo, and the ProMedica corridor. Families who tour both Perrysburg and Sylvania usually end up deciding between character and premium on one side, and space and value on the other.

THE MARKET
How much does a home in Sylvania cost?
The Sylvania market runs a wide band, roughly $250,000 to $900,000, which is part of its appeal. Established neighborhoods carry brick ranches and colonials from the 1960s through 1990s, and new construction fills the western and northern edges. At the top of the market, wooded lots and custom builds compete directly with Perrysburg and Ottawa Hills on quality at a lower price per square foot.
Inventory moves fast in the middle of the band. The $300,000 to $450,000 range is the most competitive segment in the corridor, so pre-approval and speed matter here more than anywhere.
CITY AND TOWNSHIP
What is the difference between Sylvania and Sylvania Township?
They are two jurisdictions sharing one name and one school district. The city has the walkable downtown, municipal services, and city income tax. The township generally carries lower overall tax bills and larger lots. Many buyers do not realize which one they are shopping in until the tax bill surprises them. I flag it on every listing we tour.

How are Sylvania schools rated?
Sylvania Schools is one of the largest suburban districts in Northwest Ohio, with two high schools and the course depth, athletics, and arts programming that scale makes possible. Its state report card results place it firmly among the strongest districts in the region. Rankings shift year to year, so compare current Ohio report cards side by side, and I will pull them for every district you are weighing.
THE COMMUTE
How far is Sylvania from downtown Toledo?
Plan on 20 to 25 minutes to downtown via US-23 and I-475. The University of Toledo and the ProMedica corridor run closer to 10 or 15. Ann Arbor is under an hour north on US-23, which makes Sylvania the natural landing spot for households splitting careers between Toledo and southeast Michigan.
THE HONEST PART
What are the downsides of living in Sylvania?
Lucas County tax rates run higher than Wood County, which narrows the value gap against Perrysburg more than list prices suggest. Much of the housing stock is 30 to 60 years old, so budget for updates on anything that has not been renovated. The city versus township line confuses buyers and meaningfully changes the monthly payment. And there is no riverfront here; the trade for space is scenery.

THE CITY VERSUS TOWNSHIP QUESTION
The single most expensive thing buyers get wrong here
Sylvania City and Sylvania Township share a name, share the school district, and sit side by side on the map. They are not the same jurisdiction, and the difference shows up every month for as long as you own the house.

Two things make this genuinely confusing. First, a Sylvania mailing address does not tell you which one you are in. Second, most of both are served by Sylvania Schools, so you cannot use the school district to work it out either.
If you work in Toledo, remember you may already be paying a Toledo municipal income tax where you work. Whether a Sylvania City address adds to that depends on the credit arrangement between jurisdictions and your own situation — worth asking your accountant, not your REALTOR.
Before you write an offer, confirm the jurisdiction by exact address with the Lucas County Auditor and pull the actual tax figure for that parcel. I do this with clients on every Sylvania address, and it has changed people’s minds more than once.
SCHOOLS
How to check the district honestly
Most of Sylvania City and Sylvania Township is served by Sylvania Schools, but the boundaries do not follow the municipal lines exactly, and a Sylvania mailing address is not a guarantee. Parts of the area feed other districts.
I will not tell you a district is good or bad — that is not my call to make and it is not something a REALTOR should be steering. What I will do is confirm the assigned district for the exact address, pull the current Ohio School Report Card for every district on your list so you are comparing this year’s data rather than reputation, and point you at the district’s own enrolment office for anything specific.
It is also worth knowing that Ohio’s EdChoice voucher expansion means every family now qualifies for something regardless of income. That does not make district boundaries irrelevant, but it does mean the search does not have to start and end with them.

What buyers ask me about Sylvania
What is it like living in Sylvania, Ohio?
Sylvania sits at the northwest corner of the Toledo metro, minutes from the Michigan line. It is established rather than new: mature trees, a walkable historic downtown with a long-running farmers market, and housing stock that spans a century. Most of the area is served by Sylvania Schools. The trade-off compared with newer suburbs is that you are buying into something already built, so inventory turns slowly and the best streets rarely come up.
Is Sylvania City or Sylvania Township better to buy in?
Neither is better - they are different. Sylvania City has a municipal income tax, city services and generally smaller lots, and much of it is walkable to downtown. Sylvania Township has no municipal income tax, generally larger parcels, and usually means driving to town. Most of both is inside Sylvania Schools. The right answer depends on your commute, your tax situation and how much land you want, and it is worth pricing both before deciding.
How do I find out which school district a Sylvania address is in?
Confirm it by exact street address rather than by the mailing address or what a listing says. The district boundaries do not follow the municipal lines. Check with the district's enrolment office or the county auditor's parcel record, and compare current Ohio School Report Cards for any districts on your list.
How far is Sylvania from downtown Toledo and the Michigan line?
Sylvania sits in the northwest corner of the metro. Downtown Toledo is a straightforward drive, and the Michigan state line is very close - close enough that plenty of Sylvania residents shop, work or send mail across it. If cross-border tax or schooling matters to you, Temperance and Lambertville in Monroe County are worth comparing directly.
Does Sylvania have new construction?
Yes, mostly in the newer subdivisions north and west of the established core, and mostly in the township. It is a smaller share of the market than in Monclova or Waterville, where the new-build corridor is concentrated. If new construction inside Sylvania Schools is the goal, the search is narrow and worth starting early.

Sylvania: quick answers
Is Sylvania cheaper than Perrysburg?
Generally yes on price per square foot, with a wider selection band from roughly $250,000 to $900,000. Higher Lucas County taxes claw back some of the difference, so compare full monthly payments, not list prices.
Does Sylvania have new construction?
Yes, more than most of the metro, concentrated on the western and northern edges of the township. It is the main alternative to building in the Anthony Wayne townships.
Should I buy in Sylvania city or Sylvania Township?
Both feed the same schools. The city offers walkability and services with a city income tax. The township generally has lower total taxes and bigger lots. The right answer depends on your commute, lifestyle, and payment target.
How far is Sylvania from Michigan?
The township borders the state line. Ann Arbor is under an hour via US-23, and Detroit Metro Airport runs about 50 minutes.
